Some reason why this is the perfect townhouse for you...

“Take some time when choosing your next purchase…”

  When choosing a property to invest your hard earned money it is very important to weigh the pros and cons.  Especially in the current market where property is no longer flying off the shelves, you may need to stay put for a few years till things pick up again.  The townhouse I want to discuss in this article has some great benefits for those with young families, growing families or even just starting out.  At the end of the article you can click on a link which has tons of pictures, video tour and more.  Let’s take a look.

“Large foyer…”

  This is a unique property because it is a basement entry townhouse.  Most of the townhouse in Chilliwack are 2 storey, 2 storey with basements, or 3 storey’s.  Again, this is a basement entry.  As you enter through the front door you are greeted with a large foyer.  The foyer of a home is often overlooked when buying a property, but can become a headache later on and I’ll explain why.  Many townhouses have a tiny foyer and when entertaining friends and family can be very challenging getting people in and out of the property comfortably.  I know this seems like a minor issue, and in the grand scheme of things it is, but trust me…when you have 15 people trying to leave your house at the same time a large foyer is very handy.  The foyer for this property is huge, easy accommodate lots of guests.

 “3 bedrooms a Must…”

  3 bedrooms are a staple and it’s pretty hard to find a townhouse in Chilliwack without at least 3 bedrooms.  All three of these bedrooms are a good size.  2 bedrooms are up and one down which works very well if you have an older child who wants a little extra privacy and space to themselves.

 “2 full bathrooms – one on each floor…”

  It is so nice to have 2 full bathrooms.  No waiting for someone else to finish having a shower, just use the one downstairs.  Also if you are downstairs there is no need to run up a flight of stairs when nature calls.  I’ve personally lived in a townhouse where we didn’t have a bathroom on the basement level, nor the main level.  So when my family was watching a movie in the basement rec room we had to climb 2 flights of stairs to go to the washroom.  Nightmare!!

 “A rec room is important and can be used for so many different things…”

  The size of the rec room in this place is very large and has lots of natural light.  If you are using your rec room as a theatre room, natural light is not what you need but for everything else it’s important.  Plus you can always get blackout screens but putting in a window for extra light is a little tough.  This rec room works well as a theatre room, play area for the kids, large office, or games room.  Located downstairs so when you have company over, the kids won’t disturb the adult conversation.

 “This property utilizes the great room concept perfectly…”

  The main floor of this property has the great room concept.  Now this concept is “great” for a variety of reasons.  First and foremost, when people get together at your home they always seem to linger in the kitchen or around the island area.  Because the kitchen is open to the dining and living room people can flow comfortably between all 3 areas.  Second, it’s a large area so it can accommodate a large amount of people.  Finally, it makes the house feel bigger because there is no wasted space with hallways and divider walls.

 “Nobody want to put time and money into a new place – and with this home you won’t have to…”

  Mint condition.  My client doesn’t have any children or pets (though both are welcome in this complex) and this property shows spectacular.  There is hardwood flooring in the kitchen and dining area.  Carpets, mouldings, paint, fixtures are all in great shape.  This property is completely move in ready and needs no updating.

 “Some extras – like Central Air…”

  Finally, there is a 2 car garage which has room for some extra storage as well.  Central Air Conditioning!!  We haven’t really had a summer that warrants an air conditioner but August usually doesn’t disappoint and there is nothing better than relaxing in an air conditioned home on a scorching hot day.  There is also a central vac unit with all the attachments.
