Buyers are way more educated then ever before. Whenever I do showings they can spot the few that are over priced without me even saying anything. Every once and a while though I'll see a sold that will shock me. Either they haven't done their homework or just didn't care what they paid. The bottom line, if it's priced right, and there are no major issues, it will sell.
